What’s Happening with Richard Brisson

Hey everyone,

I wanted to take a minute to share what’s been going on lately. A lot has happened, and I’m excited to give you the latest updates!

Dunlop Street Triplex Conversion

We’re about to kick off the triplex conversion at 223 Dunlop Street. I managed to get private financing from a mortgage broker. It wasn’t exactly what I had planned, but it’ll let us get the project done. Renovations are starting in about a week or two, so things are moving forward.

Sudbury Expansion

Things in Sudbury are really taking off. Over the last few months, we added 200 units, including a 50-unit complex and a 154-unit building. That brings us to about 300 units under management there. We’re also looking at opportunities in Windsor, so we’re continuing to grow!

AI to Improve Call Handling

I’ve been looking into using AI to handle our incoming calls, like for maintenance and rental inquiries. Right now, the team is answering calls directly, but using AI will help make sure calls go to the right person faster. This will take some pressure off the team as we keep growing.

My Carnivore Diet

On a personal note, I’ve been sticking to the carnivore diet for a while now, and it’s been great. I started out at 275 pounds and I’m now down to 217 pounds. I even hired a carnivore coach to help make sure I’m doing it right. Feeling good, and even fitting into clothes I haven’t worn in years!

WHY INVEST IN REAL ESTATE?

Qualify for Capital Gains Tax Treatment

If you purchase a property and then sell it within 12 months, any gains from the sale will be taxed as ordinary income. However, if you hold onto the property for over one year, the sale will be taxed as a capital gain at capital gains tax rates, at least on the federal level.

At the federal level, most taxpayers will only be levied a 15% tax, with some even qualifying for a 0% tax rate.
