Hi Everyone,

Hope you’re enjoying the summer! Here’s what I’ve been up to this month:

PACK YOUR PATIENCE ON GUNN STREET

Renovating properties has it’s challenges. We faced some unforeseen issues with the Gunn Street triplex—from the electrical and plumbing systems needing to be completely updated to painting chipping away because of prior substandard workmanship, you name it we face it. It taught me to pack my patience and expect the unexpected. Despite the challenges, seeing the transformation is worth it. Patience truly pays off!

PROFIT POTENTIAL OF TRIPLEX CONVERSIONS ( DUNLOP )

One of the best parts of triplex conversions is the potential profit. For example, we bought the Dunlop Street property for $600,000, looking to invest $200,00 renovations and carrying cost. We’re planning to list it for $1,100,000 with a potential gross profit of $300,000 less expenses… awesome project and looking to line up more like the Dunlop triplex conversion. This reinforces the importance of following our plan and buying the right property.

FLIP OR HOLD?

With triplex conversions, we have options. We can flip the property for a quick profit or hold onto it for long-term gains. For the 9 Gunn Street project, we’re planning to sell it once it’s done to roll the funds into another project. But we have two options with the 223 Dunlop Street conversion, ( flip or hold )as we always evaluate which strategy aligns best with ours and our clients’ goals.

PERSONAL UPDATES

On a personal note, I’m looking forward to Canada Day. Pitching in on projects and helping the team paint our latest triplex and enjoying a nice steak dinner. Can’t forget to spend some quality time with my puppy, Chewie. She’s full of energy and always keeps me busy. Check out her picture in this newsletter!

Canada Day is also a time for reflection on the nation’s history and future. It acknowledges Indigenous contributions and the ongoing journey towards reconciliation and inclusivity.

Ultimately, Canada Day is a celebration of the nation’s unity, cultural diversity, and shared values, honoring its history while looking forward to a future built on respect and understanding.
